Repair or replace?

Residential openers commonly give something in the range of ten to fifteen years of service, with belt drives typically running quieter for longer than chain or screw drives. Individual parts such as gears, sensors, capacitors and logic boards can be replaced well before the unit as a whole is finished. The practical turning point is when parts availability, repeated faults, or the absence of modern safety and security features start to outweigh the cost of repair.

Drive components have worn

A stripped drive gear, a slipping belt, a worn chain or a failing trolley lets the motor spin without transmitting movement. Screw-drive units suffer where the rail has gone dry. The tell is a motor that sounds normal while the door stays still.

The photo-eye safety circuit is unhappy

Paired sensors near the floor must see each other for the door to close. Dirty lenses, a nudged bracket, a damaged wire, or low winter sun striking the receiver all break that agreement. The opener then reverses, flashes, or insists on hold-to-run closing.

Force and limit settings have drifted

Limits tell the opener where the floor and the fully open position are; force settings tell it how much resistance is acceptable. When either drifts, the door stops short, reverses near the floor, or presses too hard. Raising force to mask real drag is how minor faults become expensive ones.

The door is the actual problem

A door out of balance, a seized roller or a bent rail all raise the resistance the opener sees. A perfectly healthy operator will stop, reverse or overheat rather than push through it. Replacing the opener in that situation buys a new unit and the same fault.

  3. Inspect the drive train

    Gears, belt or chain tension, the rail, the trolley, the arm and the motor mount are examined for wear, play and heat damage. The header bracket and ceiling mounts are checked too, since a shaking rail is often a mounting problem rather than a drive problem.

  4. Set up and prove the safety functions

    After the repair, travel limits and force settings are set for the door's actual weight and the contact-reverse and photo-eye reverse tests are both performed. Remotes and keypads are re-verified before the visit closes.

Why does the motor run without moving the door?
That pattern usually points at the drive train: a stripped gear, a detached trolley, a slipping belt, or a disengaged emergency release. Check first whether the release cord has been pulled, since reconnecting it is sometimes the entire fix. If the trolley is engaged and the door still does not move, the operator needs internal inspection.
My door closes only if I hold the wall button. Why?
Holding the button is a supervised closing mode openers use when they cannot confirm a valid photo-eye signal. It is a fault indication, not a workaround to live with. Clean both lenses, check that neither bracket has been knocked, and look for anything crossing the beam. If the indicator lights will not settle, the sensor circuit needs service.
Is it worth repairing an older opener or replacing it?
It depends on what has failed and what the unit lacks. A sensor, gear or board replacement on an otherwise sound operator is usually sensible. If parts are hard to source, the unit has had repeated faults, or it predates current safety and rolling-code security expectations, replacement is generally the better value. The assessment sets out both options.
Could cold weather alone stop the opener working?
Cold rarely stops a healthy opener on its own, but it raises the resistance the opener has to overcome. Stiff grease, a frozen bottom seal and contracted metal all make the door harder to move, and the operator's force limit trips. The correct response is to find and reduce the resistance rather than to turn the force up.
