A tune-up is a systematic pass over the whole assembly to catch those signals while they are still cheap. It is also the visit where the safety functions get properly tested. An annual inspection suits most households, with a second look partway through winter for doors that are the main family entrance or that face prevailing weather. Maintenance does not extend a spring's rated cycle count, but it does keep the door from adding resistance that consumes those cycles faster, and it usually gives warning before a spring or cable fails outright. Rollers, seals and hinges are the parts most often renewed during a tune-up, and renewing them on schedule is what keeps the larger components running their full life.

Spring tension declines gradually rather than suddenly, so households adapt to a door that is getting heavier without noticing. The opener absorbs the difference until it cannot. Measuring balance by hand is the single most informative check in the whole tune-up.
Vibration backs out hinge screws, track bracket bolts and lag fixings over thousands of cycles. Loose hardware lets the door move out of alignment, which accelerates wear on rollers and section joints and adds rattle.

Springs, cables, drums, bearings, shaft, rollers, hinges, brackets, tracks, section joints and weatherseals are all examined for wear, corrosion, play and deformation. The lower track is cleared so its real condition can be seen.
Hinge and bracket fasteners are secured, grit is removed from the running surfaces, and lubricant is applied to pivots, bearings and the spring in appropriate quantity. Alignment is corrected where clearance has drifted.
Photo-eye alignment and reverse are checked, contact reverse is tested against the floor, travel limits and force settings are confirmed for the door's current weight, and remotes and keypads are verified. Anything found approaching failure is reported with its condition described plainly.
