The Northwest Sandalwood Parkway area sits on Brampton's northern boundary, mixed with industrial and commercial uses to its south and east. Its build profile is tightly clustered in the 2000s: 37 per cent of homes date from 2006 to 2010, 36 per cent from 2001 to 2005, 16 per cent from the 1990s, and only small remainders on either side. Newer development and pre-construction phases continue around Mayfield Road and Hurontario Street, so the northern edge is still moving.
One figure sets this area apart from every other neighbourhood in this research: 29 per cent of its homes are semi-detached, the highest share recorded. Single-detached houses account for 61 per cent and row housing for 7 per cent. The stock is newer two-storey singles, semis and some townhomes. Nearly a third of the frontages are therefore paired, and the garage widths on those pairs follow the narrow end of the City's lot-width table.
Semi-detached frontages produce a specific pattern of work. The opening is usually single-width or a narrow double, the driveway is shared or immediately adjacent, and the structure has a party wall on one side that limits where anything can be anchored. Because almost three-quarters of the area was built between 2001 and 2010, the original builder hardware is now at the point where springs, rollers and drive components come due across whole streets at once. Doors of that generation do have photo-eye sensors, so operator complaints here are as often a sensor or logic-board fault as a mechanical one.
First-generation builder hardware from the 2000s is reaching the end of its cycle life across whole streets, and operator electronics fail alongside the mechanical parts.
