The Villages of Heart Lake were developed out of farmland during the 1970s between Hurontario Road and Heart Lake Road by a single development corporation, and the wider area filled in through the following decade. Census figures record 57 per cent of homes built between 1981 and 1990, 30 per cent from 1961 to 1980, and 8 per cent in the 1990s. The neighbourhood is arranged around the Heart Lake kettle lake and its conservation area, with Trinity Common Mall and Heart Lake Town Centre serving it commercially.
For garage work the dwelling mix is the striking figure: 90 per cent of homes are single-detached, row housing accounts for 6 per cent, and the semi-detached share is effectively zero. This is individual private driveway territory rather than paired frontages. The eastern and western sub-areas do differ, with the east recording 23 per cent row housing and a slightly later build profile, so front-loaded townhouse frontages appear in pockets rather than across the whole area.
An almost entirely detached, almost entirely 1980s neighbourhood ages in unison, and that is the useful thing to know here. Original doors and operators on these streets have long passed the cycle counts they were designed for, so the recurring pattern is a fractured torsion spring, a cable that failed shortly afterwards, and an operator that has been straining against a badly balanced door for months. Detached frontages give good working room, which makes a full hardware renewal straightforward. Where the east side's townhouse pockets are involved, the narrower single-car geometry applies instead.
A neighbourhood built in one decade reaches spring and operator replacement age together, so counterbalance renewal and operator work lead the list.
